The most important part of your decision to sell your home is your choice of a professional broker. Be sure that the broker is a member of the National Association of Realtors, and the state and the local associations as well. Trusting the agent who will represent you and allowing that agent to use his/her expertise in the business to market your home and to negotiate the sale for you is of utmost importance as well.

The next step is a discussion of the property and just what needs to be done so that you can realize the best price in the least amount of time on the market. Disclosure, Disclosure and Disclosure are the three musts for a seller. It doesn't mean that the seller has to fix all the little items as well as any big problems of the property, but the seller does have to disclose all that he knows about the property. Often there are many unknowns and therefore presale inspections are standard especially in the fast moving markets of today. This gives the seller and the buyer knowledge about the property prior to an offer and can save a lot of headaches and possible heartaches after the sale.

Maximizing interior and exterior appeal is important for quick and easy sales. Cleaning cupboards, garage, counters, closets, carpets; repairing cracks, dripping faucets and showerheads; trimming lawns, hedges, trees; checking the chimney, the gutters, light bulbs and smoke detectors are a few of the items that can help appeal. Often sellers will hire an interior designer known as a stager to rearrange their furniture or in the case of a vacant home to bring in furniture for the duration of the listing.

Pricing is a sensitive subject since all of us think our home is valued higher than the others that have sold in the neighborhood. However, the sale of comparable homes is what lenders depend on when buyers apply for loans. This is where you will need to trust your broker and go with his recommendation. Often pricing just under the market for comparable homes will produce enthusiasm for the property and will result in a higher sales price than a higher listing price that has to be reduced.
